Grounded Intelligence works with commercial real estate firms to put AI to work inside their operations. We map workflows, build AI skills and agents that run them, and deploy them live into production.
An AI Resident learns to do that work by doing it. By shadowing Bonner and David during your in-office ramp, you learn our exact method. Then you take on real problems from real companies under our supervision. Within a few weeks you will be building, shipping, absorbing feedback, and rebuilding until the output is right.

In his first month he built the task-logging system that captures work from every chat without collisions. The residency journal you are reading about runs on it.
His QA verdicts enable real product releases
He runs quality passes on the data tools commercial brokers use every day, against live production systems, with the same checks we run at ship time. A release waits until a pass like his comes back clean.
He wrote an 11-division firm's AI curriculum
He wrote the plain-English Claude guide that every division leader at an 11-division real estate firm completes before their one-on-one, along with the process-mapping skill those leaders now run on their own.
His journal trains resident #2
Every task he logs ends with a lesson written for whoever comes next. That journal became the curriculum, and he now coaches resident #2 through it.
Progress through three layers in order: learn, ship, then teach.
Foundations
Foundations takes about twenty hours. You learn the four major platforms, the primitives they share, and you ship your first working skill.
Gate: your capstone runs for someone who is not you.
Residency
You pull live client tickets from week two, journal every task, and ship production tools we review before they reach a client.
Gate: three production ships, founder rewrites under 25%.
Multiplier
You finish by teaching the path to the resident after you, the same way our first resident is coaching resident #2.
Gate: someone else runs the path because you coached them.
You train on every major AI platform and the primitives they share.
You work in all four major platforms
You work in Claude, ChatGPT, Gemini, and Copilot at a working level. You learn what each is genuinely good at, where each falls down, and how to tell which one a firm's work belongs in.
The building blocks repeat across platforms
Every platform builds from the same blocks under different names. Once you learn the model, you can pick up a new platform in an afternoon.
You connect AI to real company data
Connecting AI to a company's live data is the step that separates a demo from something the company runs on. You learn the practical constraints that decide whether it ships.
You package work others run without you
You learn version control, how to turn a messy workflow into a repeatable process, how to verify output, and how to package work so a non-technical person can use it without you in the room.
The residency is unpaid to start, and we don't guarantee firm placement.
The value is the training and the real client exposure, which is hard to find anywhere else at this stage of a career.
As GI grows, we work to move strong residents into paid placements inside real estate firms, and in some cases full-time offers. We cannot guarantee one, and we will not pretend otherwise. What we can promise is the training, the real reps, and a genuine effort to place you.
We are building the talent pipeline for commercial real estate's AI transition. Over the next two years we plan to cycle several residents through this path each year, embed them inside real estate firms during the residency, and place the strongest into full-time seats where they become the firm's AI operator. Aiden holds the first seat. Resident #2 is next, and the curriculum each resident leaves behind trains the one after.
